Renting an apartment in Cyprus. Limassol is the most expensive, with significant differences between regions.
Renting an apartment in Cyprus remains a significant burden on household budgets. According to a Ministry of Interior report, current as of September 1, 2026, a three-bedroom apartment in selected parts of Limassol is priced at €1,850 per month. This compares to €1,150 in Larnaca, €1,075 in Nicosia, and €850 in Konia near Paphos.
These are indicative rates from the ministerial list, not current announcements or guaranteed prices of available premises. However, they show significant differences between towns. It's also important to distinguish between apartments and houses, as well as the number of bedrooms: a three-bedroom apartment usually has an additional living room, so it's not equivalent to a Polish three-room apartment.
Apartment rental in Cyprus - Limassol at the forefront
The highest rates in the above list are for the Limassol region. For three-bedroom apartments in Limassol, Agios Athanasios, Germasogei and Agios Tychonas, the prices are indicated. 1,850 euros per month.
In many other towns in the district, rents in this category exceed €1,000. Moving outside the city center doesn't automatically mean significantly lower rents.
Houses are also expensive. In Erimi, the list shows 900 euros for a one-bedroom house, 1250 euros for two-bedroom houses and 1800 euros for three-bedroom housesIn Spital, the corresponding amounts are 800, 1000 and 1350 euros.
The lowest reported rent for an apartment in the Limassol district is €500 for a one-bedroom unit of approximately 50 square meters. However, this doesn't mean that such apartments are readily available on the market today.

The prices below are for selected locations, not district-wide averages. They should not be considered the highest possible prices—specific offers may differ significantly.

Chrysochou and Polis Chrysochous are different places. This is important when reading the data: for a three-bedroom house in Chrysochou the price is 400 euros, and in Polis Chrysochous it is 950 euros.
Larnaca: three-bedroom house for €1,375
In Larnaca the rate for a three bedroom house is as follows: 1,375 euros per monthIn Livadia it is 1,250 euros, in Aradippou 1,075 euros, in Oroklini 1,000 euros, and in Pyli 925 euros.

In Paralimni, in the Famagusta district controlled by the Republic of Cyprus, a three-bedroom apartment was priced at 750 euro, and the house — on 1225 euros per month.
New investments take time
The announced construction incentives are intended to increase the supply of apartments. However, this does not immediately translate into a wider selection of ready-to-rent properties—investments require design, permits, and construction.
A programme of apartments with lower rents is also being developed in Limassol, which we previously described in CyprNews.
Renting an Apartment in Cyprus - Compare the Full Cost
The ministerial list helps compare locations but does not replace checking current offers. Considerations include standard, square footage, amenities, building condition, and contract terms.
Before making a choice, it is also worth determining the common costs of the building, utility charges, the deposit amount and the expected transport costs.
Lower rent outside the city can save you money, but long daily commutes can limit this. The most useful comparison, therefore, involves the entire monthly cost of housing in a given place, not just the rental amount.
