Cyprus housing prices. A budget of €256,000 almost rules out Limassol.
Housing prices in Cyprus show huge variations between districts. In Limassol, only 1.8% of surveyed listings for two- or three-bedroom apartments fell within the budget of around €256,000. In Nicosia, the figure was 59.6%, according to an analysis by Ask Wire.
This amount is not an average home price or a guaranteed creditworthiness. It is a budget calculated for a hypothetical family with two working adults and two children, with specified income, down payment, and loan terms. The study includes asking prices as of early October 2026, not prices of completed transactions.
Cyprus Housing Prices – Nicosia and Limassol at Opposite Poles
Ask Wire analyzed 25,550 active for-sale listings on the Bazaraki platform after conducting a data audit. Of these, 17,532 were for two- and three-bedroom apartments and houses.
The study covered areas under the control of the Republic of Cyprus. The results reported refer to entire districts, not just city centers. In the case of Famagusta, this refers to the part of the district controlled by the Republic.
Where did the €256,000 budget come from?
The model assumes two adults earning the estimated median wage, calculated based on data from the Cyprus Statistics Authority. The median is the middle value of the wage distribution—it should not be confused with the arithmetic mean.
The family's total monthly income was estimated at approximately €4,503 gross and €3,988 net. This assumes no other loans and that one-quarter of the net income is allocated to the mortgage payment.
Larnaca has the most affordable two-bedroom apartments
Nicosia ranks highest in terms of the percentage of apartments within budget. However, this doesn't necessarily translate to the highest number of listings in each category.
Among two-bedroom apartments, the highest number of listings for around €256,000 were found in Larnaca: 1,097 out of 2,105. In Nicosia, there were 869 out of 1,226.
In Limassol, 111 of the 4,294 listings for two-bedroom apartments met the criteria. For three-bedroom apartments, the choice shrank to seven listings out of 2,376. In Paphos, in this larger category, only three listings out of 348 fit the budget.
A three-bedroom house is much harder to buy
The situation for families looking for a three-bedroom detached house is even less favorable. Even in Nicosia, only 65 of 480 listings, or 13.5%, were found at the estimated price.
In Larnaca, this was the case for 52 out of 733 offers, and in the part of the Famagusta district covered by the study – 21 out of 376. In Paphos, 17 out of 993 advertisements met the condition, while in Limassol, 16 out of 1,279.
According to Ask Wire CEO Pavlos Loizou, the results show a growing gap between prices and the means of those living on wages. This is particularly evident in Limassol, where the large number of listings does not translate into a wide selection for families with the incomes assumed in the analysis.
The mere ability to repay the installment is not enough
The second barrier is savings. A family may have the income to cover the installment but not the funds for the required down payment.
Ask Wire also presents an option with €40,000 available for a down payment, after setting aside money for costs and a reserve. With a 20% down payment, this translates to a purchase budget of €200,000.
Owning other assets doesn't always solve the problem. Real estate or other assets may not be readily convertible to the cash needed for a purchase.
The study describes the affordability of listings for a specific family model. It does not determine how many residents will actually receive a mortgage. It also does not confirm that each listing is still valid or that the property will sell for the stated price.
Therefore, for the buyer, three elements must be combined: the price of the selected property, the available funds for the start and the installment accepted after an individual assessment by the bank.
