Cyprus doesn't offer the exact same investment model, but its advantages include legal stability, membership in the European Union, the euro, and the possibility of combining investment with relocation or owning a place to live.

Investors' mindsets are also changing. Potential returns remain important, but capital security, property protection, and market predictability are increasingly important. It is against this backdrop that Cyprus can be viewed as an alternative to more dynamic, yet legally and geopolitically different, markets.

Investing in real estate in Cyprus is gaining momentum

The Cypriot real estate market has had a very strong period. According to the data cited in the analysis, the value of real estate transactions in 2025 reached approximately 6.5 billion euros.

The interest of foreign buyers is particularly significant. The number of transactions made by foreign buyers increased by 16% year-on-year, reaching 7255 transactions. This means that approximately 28% of properties sold went to foreign customers.

The most popular ones are, above all, Paphos, Limassol and LarnacaIt is in these regions that new development projects aimed at international clients are particularly visible.

Why are some investors looking beyond Dubai?

For years, Dubai has been one of the most recognizable destinations for real estate investment, attracting investors with its rapid development, a huge number of new projects, and the potential for attractive returns.

At the same time, after a period of very dynamic growth, more and more investors are also starting to pay attention to risk.

The geopolitical situation in the Middle East is important, but so is the growing awareness that a good investment should not be judged solely by the potential increase in property prices.

For some buyers, questions about what is becoming more and more important are: what legal system the property is in, how is the property protected and how easy it will be to dispose of it in a few or a dozen years.

Cyprus has the advantage of EU membership

One of the most important arguments in favour of Cyprus is its membership in European Union.

For an investor from Poland, this means purchasing real estate in a country operating in a European legal environment and using the euro.

The advantages indicated by investors include:

  • European legal environment,
  • property protection,
  • euro currency,
  • tax solutions,
  • the possibility of obtaining tax residency after meeting the appropriate conditions,
  • high quality of life,
  • Possibility to use the property all year round.

The latter is becoming increasingly important. A property can simultaneously serve as an investment, a second home, and a place for future relocation.

Not only an investment, but also a place to live

In the case of Dubai, the investment decision often focuses primarily on real estate as an asset.

In Cyprus, it is much easier to combine investing with owning a flat or house.

Some buyers plan to spend several months a year on the island. Others are working remotely, running businesses, or preparing to relocate later.

In this case, the importance of the property goes beyond the amount of possible rent.

Also important are the climate, infrastructure, access to the sea, air connections, schools, medical care and the possibility of normal functioning all year round.

Paphos is particularly benefiting from this trend

One of the regions attracting foreign capital is Paphos.

Compared to Limassol, prices in many segments remain more affordable, while the region offers developed infrastructure, an international airport and a strong tourist market.

Premium properties are also becoming increasingly popular – modern apartments, villas and projects with sea views.

Paphos attracts more than just typical investors. Those planning to relocate or looking for a property for part-time use also buy here.

Limassol remains a premium market

Limassol has a different character.

Primarily a business center, it's home to numerous international companies. As a result, the real estate market is strongly supported by high-income buyers and a demand for premium apartments.

Entry prices are usually higher than in Paphos, but at the same time Limassol remains one of the most important markets for foreign capital on the island.

For the investor, this means a completely different property profile than in the quieter regions of Cyprus.

Larnaca also attracts attention

The third region listed among the most popular locations is Larnaca.

The city is developing, and interest in new housing projects is increasing as infrastructure is expanded and new investments appear.

For some buyers, the advantage of Larnaca may be the ability to enter the market at lower prices than in the most prestigious parts of Limassol, while also enjoying the potential for further development of the city.

Cyprus and Dubai are two different investment models

Comparing investing in real estate in Cyprus with Dubai, it is not worth looking for a simple winner.

These are two very different markets.

Dubai can attract investors focused on dynamic development, a large number of new projects and a more aggressive investment strategy.

Cyprus may be interesting for people who attach greater importance to stability, the European legal environment and the possibility of using real estate also for their own needs.

Therefore, the decision should depend primarily on the purpose of the investment.

Capital security is becoming more important

The change in investor behavior does not mean that everyone is suddenly abandoning Dubai in favor of Cyprus.

It is more accurate to say that Cyprus is becoming one of the destinations considered by people looking for an alternative and greater geographical diversification of capital.

In an environment of greater uncertainty, investors may increasingly spread their funds across different countries rather than concentrating their entire portfolio in one market.

This is an opportunity for Cyprus, as the island combines the real estate market with the characteristics of a European Union country and a popular place to live and relocate.

Will interest in Cyprus continue to grow?

If interest from foreign buyers continues, it could continue to support selected segments of the Cypriot real estate market.

Of particular importance may be Paphos, Limassol and Larnaca, regions that already attract a significant amount of foreign capital.

However, this does not mean that every property will be a good investment.

The more developed the market becomes, the more important the specific location, design standard, entry price, rental options and supply of similar properties become.

Investing in real estate in Cyprus It may therefore be gaining popularity, but the advantage of an island isn't necessarily the promise of the highest returns. For some investors, the combination of stability, capital protection, and the ability to actually use the purchased property may be more important.
