Apartments in Paphos. Why do they attract foreign investors?

Apartments in Paphos They have been attracting significant interest from international buyers for several years now. The region attracts buyers from the UK, Central Europe, and the Middle East, seeking a combination of more affordable prices, a developed rental market, and a Mediterranean lifestyle.

One of the most important factors remains the price difference compared to Limassol. Paphos is no longer a budget-friendly market, but it still allows you to find properties within a budget that might be too low for a similar property in the most prestigious areas of Limassol.

The rest of the article is below

Apartments in Paphos are still cheaper than in Limassol

In popular locations such as Kato Paphos, Universal or Tombs of the Kings The prices of new apartments range from approximately 180 to 270 thousand euros.

Older apartments can be found in the range of approx. 130–160 thousand euros, however, some of them require modernization. This means that when comparing offers, you need to consider not only the purchase price but also the possible cost of renovation and subsequent furnishing.

In comparison, similar properties in prestigious areas of Limassol can cost up to 30–60% more.

This difference is one of the reasons why some foreign investors are turning their attention to the western part of the island.

Universal, Kato Paphos or Tombs of the Kings?

Different parts of Paphos attract slightly different types of buyers.

Kato Paphos is strongly associated with tourism and proximity to the coast. For those interested in a vacation rental, the location may be particularly important due to its access to restaurants, attractions, and the seaside.

Universal It is popular with both tourists and long-term residents of Cyprus. The large number of apartment complexes means there is a relatively wide range of options available.

Tombs of the Kings it combines proximity to the sea with access to urban infrastructure.

When choosing a specific property, however, the name of the district alone shouldn't be the deciding factor. The building's standard, the apartment's location, common areas, maintenance costs, and the actual distance from important locations for the prospective tenant are also important factors.

Investors are also looking beyond Paphos city centre

Rising prices mean that buyers are increasingly considering towns around the city.

Popular locations include: Chloraka, Emba and TalaApartment prices there can be similar or slightly lower than in the city center, while you can also find properties offering more space and a quieter environment.

The house segment looks particularly interesting.

Properties with a sea view in these areas start from approximately 300–400 thousand euros, while in the premium segment prices can reach approximately 700–900 thousand euros.

For some buyers, the Paphos area offers a compromise between access to the city and a quieter lifestyle.

Renting helps maintain investor interest

One of the arguments in favor apartments in Paphos there is a developed tourism market.

Paphos attracts visitors for a significant portion of the year, providing property owners with more opportunities than in destinations almost entirely dependent on a few months of vacation. Sources point to year-round tourism as one of the advantages of the local market.

This does not mean, of course, that every apartment will automatically ensure high occupancy.

The result depends on, among other things:

  • location,
  • standard of housing,
  • accommodation prices,
  • quality of the offer presentation,
  • seasonality,
  • method of management,
  • living costs.

Therefore, before purchasing, it is worth preparing a realistic calculation of income and expenses instead of relying solely on the forecasted occupancy.

An older apartment may be cheaper, but it requires calculations

The difference in price between a new and an older apartment can be several tens of thousands of euros.

At first glance, an older property priced at €130,000–160,000 may look significantly more attractive than a new apartment costing over €200,000.

However, it is necessary to check the technical condition of the premises.

If it is necessary to replace the installations, renovate the bathroom, kitchen, floors or air conditioning, part of the price difference may quickly disappear.

A new property is more expensive, but it may also mean lower modernisation expenses in the first few years of use.

Paphos attracts a diverse range of shoppers

The strength of the local market is the diversity of customers.

Real estate is purchased here by both people interested in investing and people looking for a second home or a place to move to later.

This is important from the owner's point of view, because in the event of a potential sale, the property does not have to be directed exclusively to another investor.

A well-located apartment may also be of interest to someone planning to live in Cyprus.

A more stable market does not mean no risk

Paphos is sometimes cited as one of the more balanced property markets on the island: it attracts foreign buyers, but prices have not yet reached the levels seen in Limassol.

This does not mean, however, that every property purchased must increase in value.

The selection of a specific project is becoming increasingly important. Two apartments located just a few hundred meters apart can have completely different potential due to the view, floor, building quality, apartment layout, or access to infrastructure.

Price is just one element of the decision

Apartments in Paphos They can still offer a more attractive entry level than similar properties in Limassol. At the same time, growing interest in the region means that good projects no longer go unnoticed for long.

Therefore, the buyer should look not only at the price per square meter, but also at the location, rental potential, investment standard and the future attractiveness of the property on the secondary market.

It is this combination of price, the year-round nature of the region and the interest of foreign clients that makes Paphos one of the most important investment locations on the Cypriot real estate market.
