Heating a House in Cyprus: Same Square Footage, Very Different Costs

Heating a home in Cyprus can mean very different costs depending on the appliance used. In a model comparison published by Politis, the monthly cost is approximately €99 for a heat pump and €396 for electric resistance heaters.

The calculation is based on a hypothetical 100 m² home with the same heating demand. It does not provide a bill projection for every family. It shows differences in operating costs but does not take into account the purchase of equipment or its installation.

The rest of the article is below

How much does it cost to heat a house in Cyprus?

Politis assumed a house with average insulation, an internal temperature of 20–21°C, and a monthly demand of 1,200 kWh of usable heat. An energy price of €0.33 per kWh was used for electrical appliances.

These are benchmarks, not the official average for Cypriot households. Actual consumption depends on factors such as the building, weather, temperature setting, and heating operating time.

The difference between the extremes is €297 per month. However, this doesn't mean that every system replacement will result in such savings. First, you need to determine the property's actual heating needs and the parameters of the available appliances.

Why might an air conditioner use less electricity?

An air conditioner with a heating function is also a heat pump. It uses electricity to transfer heat, while a resistance heater directly converts electricity into heat. The latter group includes fan heaters, convector heaters, and electric oil heaters, among others.

As the ENERGY STAR program explains, heat pumps can deliver more thermal energy than they consume electrical energy. This allows for reduced electricity consumption compared to resistance heating.

However, the result depends on operating conditions, device selection, and its efficiency. It should not be assumed that every air conditioner will provide the same heating costs.

The scope of the comparison is also important. Heating the living room with one device doesn't equate to heating the entire house to a uniform temperature. The lower bill may be partially due to other rooms remaining cooler.

The cost of use is only part of the expenses

Before replacing your heating system, you need to separate your monthly energy consumption from the investment cost. The purchase of the system, installation, and any necessary modifications can significantly impact the profitability of the project.

A practical way to compare quotes is to ask contractors for quotes covering the same range of rooms, expected temperatures, and expected duration of use. It's also worth determining exactly what the installation price includes.

For a tenant, the starting point will be the apartment's furnishings and the ability to negotiate changes with the landlord. Someone planning to own their home for many years may consider a larger investment, weighing its cost against the anticipated savings.

The reduction in excise tax on heating oil is already in force

People using oil boilers should take into account the current tax relief. The Office of Consumer Protection confirmed that the reduction has come into effect. October 23, 2026 and is to be valid until April 30, 2027.

Its value is 6.39 cents per liter, including VAT. However, this does not mean a fixed fuel price: other price components also influence the supplier's offer.

The inspection, which concluded at noon on October 23, covered 290 stations. At 268, the price of heating oil dropped by at least 6.39 cents per liter. At the remaining 22, the price either increased, decreased, or was smaller.

This is a historical audit result from the first day the discount was applied, not a current ranking of retailers. Before ordering, it's worth comparing the price per liter, delivery terms, and total purchase cost.

How to compare heating your own home?

The most useful data will be bills and consumption from the previous season, compared to the actual heated area. The amount spent on energy alone does not indicate the level of comfort achieved.

When evaluating a new installation, it's worth asking the contractor to outline the assumptions made and estimate the building's heating requirements. This will allow you to verify whether the quote meets the home's needs, rather than basing your decision solely on the lowest figure from a sample list.
